Main Street redevelopment

The city of Bay Shore is undergoing a large-scale redevelopment of its Main Street. The city is part of a national trend toward urban-style, walkable communities. The rental market is shifting from suburban-style communities to urban-style communities. Moreover, many of Bay Shore’s downtown businesses are struggling.

The new developments in Bay Shore will feature more than 100 affordable housing units. Developers are required to set aside at least 20 percent of their apartments for low-income families and contribute to an affordable housing fund. Rents in Bay Shore have been hovering around $2,100 a month. However, Zillow reports that the Bay Shore real estate market is hot for buyers.

To help spur redevelopment, the Town of Islip has approved a $6.1 million tax abatement to a mixed-use development. The town has also contributed money to revamp blighted areas. As a result, about 150 signs and awnings have been replaced. The community is also getting a new Southside Hospital that plans to add 300 jobs.

The Bay Shore Mixed Use Redevelopment is slated to be completed in two phases. The first phase of the project will consist of four hundred units and a 1,650 square foot retail component. It will feature a mix of one-, two and three-bedroom units. Three hundred and forty of the new units will be market-rate, while 84 will be affordable. The development will also have six hundred and twenty-two parking spaces.
